What it costs beyond the package price
The package price covers the land and the finished home. Budget separately for transfer duty on the land, settlement and conveyancing fees, lender costs, and any community infrastructure levy. We’ll give you an itemised estimate at the consultation.
Why two contracts?
You buy the land from the developer and the home from the builder. Because the land is unbuilt at contract, transfer duty is usually charged on the land value only — one of the main reasons buyers choose house & land over an established home.
Is the price really fixed?
Yes, subject to the building contract. The advertised price is the price written into your contract. It can only change if you request variations, or if actual site conditions differ from the developer-supplied engineering — and we tell you before anything is charged.
What does “turn-key” include?
Everything on the inclusions list: landscaping front and rear, fencing, driveway, flooring, window furnishings, stone benchtops and LED lighting. You should be able to move in, or lease the home, the day after handover.
How long until I can move in or lease?
It depends on when the land titles. Some lots are titled now; others (like Ellery Wetlands) title in late 2026. From land settlement, a single-storey build typically takes [X–X] months. We give you a realistic timeline for your specific lot before you sign.
Can I use my own broker or conveyancer?
Absolutely. We can recommend professionals we work with regularly, but you are free to use your own.
Do I have to use Bajwa for property management?
No. Our rental service is optional. Most investors use it because we already know the property, but there is no obligation in the package.
Am I eligible for the First Home Owner Grant or stamp duty concessions?
Possibly — Victorian grants and concessions apply to new homes under certain price caps and eligibility rules, and they change over time. We’ll point you to the current State Revenue Office criteria and your conveyancer can confirm eligibility.
